Disturbance cases include a number of occurrences which mean your contract may be cancelled under Section 42 of the Swedish Tenancy Act.
The disturbance line is a partnership between Kalixbo and the security firm Vakttjänst Nord, and has been introduced in all of Kalixbo’s residential areas.
If you experience a disturbance, call the disturbance line from 4.00 p.m. to 7.00 a.m., on Saturdays and Sundays as well as on other public holidays 24 hours a day. During offer hours, you can call our office directly on 0923-18900.

When a report is filed, the security firm will be called out immediately in order to assess the situation. The person causing the disturbance will be contacted in person. If the situation is considered to be highly serious, the Police will be alerted. Bear in mind that you are also responsible for the behaviour of your guests. Those causing the disturbance will be reported to Kalixbo.
Those causing the disturbance will be charged a call-out fee of around SEK 2,500 per occasion, and risk having their rental contract terminated.

What happens if you cause a disturbance?
The situation often starts with Kalixbo receiving a call from a tenant who has been disturbed or an employee, security firm or relevant authority. This is documented in writing. Following contact with the maintenance officer, the tenant causing a disturbance will always be sent a letter of warning. The municipality’s social services department are notified.
In the event of a further disturbance, your rental agreement will be terminated. The municipality’s social services department are notified.
